The Dominion Apartments is a 9 storey building consists of 92 x 1, 2 and 3 bed apartments with entry level retail and commercial space and basement parking.
The site is in an overland flood plain with a large storm water channel running across it. The ground level was required to have freeboard above the 1:100 year flood level. Accordingly the entry level is 1.8m above street with swinging floodgates below to allow free movement of floodwaters. A swimming pool is reached by a steel bridge across the channel. The car park is accessed by car lifts from the raised ground level to stop water entering the basements.
The requirements of the SEPP 65 Residential Flat Design Code (RFDC) gave inspiration for a new way of accessing apartments to reduce corridors and increase saleable area. The design has access corridors at every third level.
These give access to single sided 1bed apartments at corridor level, as well as 2 and 3 bed through-ventilation apartments above and beneath, accessed by stairs from each apartment lobby. This design provided almost 70% through ventilation above RFDC requirements.
