Al Muneera is a precinct of the 10.5km Al Raha Beach Development. The A$1 billion development, now complete consists of 1184 apartments in sixteen 15 storey towers, 148 4 bed townhouses, 11 luxury villas, a 15 storey office building and 20 outlet retail precinct. Two road bridges and a pedestrian bridge connect the two sites.
Matt carried out a value engineering process on the original design across the sites including creating a new master plan for the mainland site that saved the project approximately $750 million, increased apartment numbers and values.
Matt’s redesign included halving the area of underground car parks, increasing apartment numbers by 56, reconfiguring all townhouse layouts, redesign of the façade system for towers and townhouses, a completely new office building design as well as design of the pedestrian bridge link.
With a team of 20 foreign nationals on site and 30 staff in Australia, Matt directed the construction documentation of the redesign. Working with the team and in coordination with the Al Raha Interior Design Director, Trisha designed the multiple colour schemes and material selections which were required across the project.
