This compact home is the answer to three parties needs. Two land owners will sell part of their land to create a third site. Our client commissioned Swell Architects to design a new home on the resultant tight site.

The site has a major rock shelf at its west side and a vertical drop of 3-4m from street down to a grove of palm trees. The site will share a driveway crossing leading to a garage at street level. At the upper level, 2 bedrooms, bathroom and store room sit above the lower level. A lift connects both levels to allow all of life use. At the lower level are the main bedroom, study, ensuite and robe, guest WC, laundry, living/dining room, kitchen and TV area.

The final positioning of the house at an angle to the main boundaries solved many issues in terms of privacy to both the new house and adjoining owners. It also allowed a greater depth of landscaping between the house walls and boundary fences, minimized the removal of the rock shelf and kept the suburban pattern of the adjacent houses.

The building is planned as a prefabricated dwelling, which will be craned in onto a lightweight platform on steel columns. Large areas of glass catch northeast sun and views of the new landscaping. The interior palette consists of off white walls with timber floors, doors and trims.
